Property Tax Postponement Program Now Available

The Property Tax Postponement program allows Stanislaus County homeowners who are eligible for the program to postpone payment of current-year property taxes on their primary residence.

Filing to participate in the program must be done each year. The filing period for this year began on Oct. 1, 2021 and ends Thursday, Feb. 10, 2022. Funding is limited and distributed on a first come, first served basis.

“With over 180,000 parcels in Stanislaus County, it’s surprising that our county has such low participation in the State of California Property Tax Postponement program,” said Stanislaus County Treasurer-Tax Collector, Donna Riley.

“This program exists to assist people who are struggling financially,” she added. “So it’s important that we make sure that homeowners in Stanislaus County are aware of this program and that those who are eligible take advantage of the opportunity.”

While the program does apply to all primary residences, including manufactured homes, it does not apply to defaulted taxes or to secondary residences.

To qualify, a homeowner must apply and meet the following criteria for every year in which a postponement of property taxes is desired:

• Be at least 62 years of age, or blind, or disabled;

• Own and occupy the property as his or her principal place of residence;

• Have a total household income of $45,810 or less;

• Have at least 40 percent equity in the property; and

• Not have a reverse mortgage on the property.

A postponement of property taxes defers current year property taxes until the homeowner:

• Moves from the property;

• Sells or conveys title to the property;

• Dies and does not have a spouse, registered domestic partner, or other qualified individual who continues to reside in the property;

• Allows future property taxes or other senior liens to become delinquent; or

• Refinances or obtains a reverse mortgage for the property.
